A clear energy rating for your property.

An EPC records the energy performance of a home and gives it a rating from A to G. It also includes recommendations that may improve energy efficiency. EPCs are generally valid for 10 years unless replaced by a newer certificate.

01

Landlords & letting agents

Domestic EPCs for rental properties, including individual instructions and repeat work for managed portfolios.

02

Homeowners selling

An EPC is normally required when a home is marketed for sale. I can arrange the assessment directly with you or your estate agent.

03

Existing certificate expired

If the existing EPC is over 10 years old, or there is no valid certificate on the register, a new assessment can be arranged.

04

Recent improvements

If insulation, heating, glazing or other relevant features have changed, a new EPC can record the property in its current condition.

05

Energy improvement planning

The assessment records the home's current energy features and the certificate includes recommendations for potential improvements.

06

Portfolio & multiple properties

For landlords and agents with several properties, appointments can be grouped where practical to make access and administration easier.

What I record during an EPC visit.

The assessment is visual and non-destructive. I record the features needed to calculate the property's energy performance using the approved methodology.

  • Property age, type, dimensions and construction
  • Wall, roof and floor construction and insulation evidence
  • Windows, doors and glazing
  • Main heating and heating controls
  • Hot-water system
  • Fixed lighting
  • Renewable technologies where present
  • Relevant extensions, loft conversions and rooms in the roof

Access and evidence matter.

For an accurate assessment I need access to all rooms and relevant parts of the property, including the loft where safe and accessible, plus meters, heating controls and the boiler or hot-water system.

Where insulation or other energy-saving measures are hidden from view, suitable documentary or photographic evidence may be needed for them to be included.

The EPC reflects the property and evidence available at the time of assessment.

Simple from booking to certificate.

1

Send the property details

Provide the address, property type and number of bedrooms. If there are unusual features such as renewables or a loft conversion, let me know when booking.

2

Property assessment

I visit the property and collect the measurements, photographs and evidence required for the domestic energy assessment.

3

EPC lodged

Once the assessment is complete, the EPC is lodged on the official register and the certificate can be downloaded and shared.

EPC FAQs.

How long is an EPC valid for?

A domestic EPC is generally valid for 10 years, unless a newer EPC is produced for the property.

Do I need an EPC to sell or rent a property?

In most cases an EPC is required when a property is marketed for sale or rent, subject to the exemptions set out in the regulations.

How long does the visit take?

It depends on the size and complexity of the property. I can give you an indication when you send the property details.

Do you need access to the loft?

Where a loft is present and safely accessible, access is normally important because insulation and roof construction can affect the assessment.

Can you tell me how to improve the rating?

The EPC includes standard improvement recommendations. If you need more detailed modelling of potential improvements before commissioning a new EPC, ask about a separate pre-assessment modelling service.

Send me the property details.

Send the address, property type and number of bedrooms, along with any deadline or access information. I'll confirm availability and the price before booking.
