Proportionate checks for domestic properties.

HSE guidance requires landlords and others in control of premises to assess and control the risk of exposure to Legionella. For many ordinary domestic systems the risk is low, but the assessment should still identify the system and any factors that need attention.

01

Hot-water temperatures

Checks at relevant outlets help identify whether hot water is reaching suitable temperatures and whether further action may be needed.

02

Cold-water temperatures

Cold outlets are checked for temperature performance and factors that could allow water to become unnecessarily warm.

03

Stored-water systems

Where cylinders, tanks or other stored-water components are present, their arrangement and relevant visible condition are considered.

04

Low-use & redundant outlets

Little-used outlets and pipework can increase stagnation risk, so the assessment considers how the system is used as well as how it is arranged.

05

Showers & limescale

Showerheads and outlets are considered for cleanliness, scale and other conditions that may need routine maintenance or descaling.

06

Landlords & agents

A written assessment gives landlords and managing agents a practical record of the system, identified risks and recommended controls.

What I look at during the visit.

The exact checks depend on the property and water system. The assessment is visual and temperature-based and is intended to be proportionate to the domestic risk.

  • Hot and cold water system type and arrangement
  • Hot-water temperatures at relevant outlets
  • Cold-water temperatures at relevant outlets
  • Water storage where present and accessible
  • Showers, flexible hoses and aerosol-producing outlets
  • Little-used outlets and potential stagnation points
  • Visible scale, debris or maintenance concerns
  • Occupancy and other relevant risk factors

A practical written risk assessment.

The report records the system observed, the checks carried out and any risk factors identified, together with practical recommendations.

For straightforward domestic systems, HSE guidance recognises that a simple assessment may show the risk is low and that elaborate control measures are not required.

This service is a risk assessment rather than routine laboratory water sampling. Sampling can be arranged separately if a particular situation warrants it.

Straightforward from booking to report.

Legionella Risk Assessment

From £70 for a straightforward small domestic property. Larger or more complex systems are quoted before booking.

Assessment first. Practical controls where needed.

Not every domestic property presents the same level of risk. The purpose of the assessment is to identify the actual system and provide sensible actions based on what is found.

Common recommendations can be simple.

Depending on the findings, actions may include flushing after vacancy, maintaining appropriate water temperatures, cleaning and descaling showerheads, addressing little-used outlets or investigating a system fault.

Where a plumbing or hot-water issue needs repair, that can be referred to an appropriate competent trade.

Legionella assessment FAQs.

Do landlords need to consider Legionella risk?

Yes. HSE guidance states that landlords providing residential accommodation have a duty to ensure the risk of exposure to Legionella is properly assessed and controlled.

Does every property need laboratory water testing?

No. A domestic Legionella risk assessment does not automatically require routine water sampling. The need for sampling depends on the circumstances and findings.

How often should the assessment be reviewed?

There is no single fixed review interval that suits every property. The assessment should be reviewed periodically and when there are relevant changes to the water system, occupancy or other risk factors.

What happens if you identify a risk?

The report sets out practical recommendations. Depending on the issue, this may involve routine management, cleaning and descaling, temperature adjustment or investigation by an appropriate trade.

Who is the service for?

I mainly work with landlords, letting agents and property managers who need a clear record of the domestic water system and any Legionella-related risks identified.
